Knight Frank Malaysia has been exclusively appointed by Panasonic Solar Energy Malaysia as their Exclusive Marketing Agent on the sale of its solar cell and panel production plant for sale in Kulim Hi-Tech Park (“KHPT”). Knight Frank Malaysia has been formally appointed by Panasonic Solar Energy Malaysia as their Exclusive Marketing Agent on the sale of its solar cell and panel production plant for sale in Kulim Hi-Tech Park (“KHPT”). Allan Sim Executive Director of Capital Markets at Knight Frank Malaysia and Mark Saw Executive Director of Knight Frank Penang Branch are handling the sale.
This is followed Panasonic Group’s recent announcement to cease solar production operations in Malaysia.
The 63-acre plant is situated in the established Industrial Zone Phase 2 of Kulim Hi-Tech Park with an existing built facility that occupies half of the land, comprising of a single-storey factory annexed to a 2- storey office building and other utilities building with an approx. total build-up area of close to 70,000 square metres. The plant, a state-of-the-art facility was previously used to cater for the previous operation of solar module manufacturing.
Allan Sim, Executive Director of Capital Markets at Knight Frank Malaysia, says “Completed in 2013, this well-maintained facility comes equipped with high electricity capacity, good floor loading as well as readily available nitrogen gas system which is very suitable not just for other solar-related manufacturing production, which can also be easily reconfigured to cater for other uses, the likes of E&E, Biotechnology and R&D to name a few. This presents an opportunity for manufacturers to immediately occupy and operate from the existing built facility, whilst having the flexibility to plan for future expansion on the remaining circa 30 acres of land that have yet to be developed.
Started in 1996, Kulim Hi-tech Park (KHTP) caters to 13 targeted high technology industries, ranging from semiconductors to medical instruments, as well as other new, emerging technologies. According to a report by Kedah State Government, the total foreign direct investment in KHTP is more than RM20bil as of the year 2020.

Currently in its 4th phase of expansion, KHTP, supported by the Federal Government via Ministry of Finance, MITI, Northern Corridor Implementation Authority (NCIA) and Kedah State Government, is home to many renowned multi-national corporations, such as Infineon, Intel, First Solar, Silterra and more.
The well-planned ecosystem and ready infrastructure make KHTP very well received by MNCs and manufacturers, moreover, the current phase of fewer than 20 acres of available lands make the area a hot cake.
Notable companies like Aspen Glove and Music Tribe (professional audio products & musical instruments manufacturer) announced their entry into KHTP with plants currently under construction and slated for completion by Q3 and Q4 2021, respectively.
Mark Saw, Executive Director of Knight Frank Penang Branch added, “The larger Northern region comprising of Bayan Lepas, Prai and lately Kulim as well as Batu Kawan have attracted many E&E and high-tech industries, some of whom have established their presence as early as the ’80s. Given there are not many sizable plants available on the market, Panasonic’s plant presents a unique opportunity to either new entrants or existing manufacturing players to expand their footprints in this well- established ecosystem.”
